I had an extremely disappointing experience with Koops Makelaardij Amstelveen. I rented a house through them and faced several serious issues throughout the entire process:
Check-in: They stated that the house would be delivered in “deep and professional cleaning condition” and that tenants must return it the same way. However, during check-in we documented with numerous photos that the property was not properly cleaned.
Poor communication: Throughout the rental period, communication was slow, unclear, and often inconsistent. It took several days and multiple follow-ups (emails and phone calls) just to get incomplete or incoherent answers.
Check-out: This was the most frustrating part. We invested in a detailed, professional cleaning and even walked barefoot during inspection to avoid dirtying the property. However, the agent entered the house wearing dirty outdoor shoes, leaving sand and footprints throughout, showing complete disregard for us as tenants and for the landlord.
Deposit handling: Koops is responsible for holding a security deposit equal to two months’ rent. By contract, this should be transferred to the landlord and returned to the tenant within one month after check-out if no issues are found. In my case, communication after check-out was again poor: no updates, the agent went on holiday, and weeks passed without any clarity. When I finally demanded the return of my deposit, Koops first claimed the landlord had it, which was untrue, the landlord himself confirmed he never received it. I had to repeatedly call and insist for my €5,000 deposit to be returned, even though there were no outstanding issues. The only item mentioned was a curtain (around €60), which I immediately replaced and sent receipts to both the landlord and Koops. Despite this, Koops still “didn’t know” where my deposit was.
It is important to note that I never had any problems with the landlord, he was always cooperative and helpful. The problem lies entirely with Koops Makelaardij, who proved to be unprofessional, disorganized, lacking empathy, and incapable of delivering the basic level of service expected in real estate management.
All statements in this review are backed by evidence (photos, emails, etc.), but I will not attach them here out of respect for the landlord’s privacy. I strongly urge anyone considering doing business with Koops to be extremely cautious in order to avoid similar issues.
And finally, regardless of whatever “response” Koops might choose to post here, please keep in mind: there would be absolutely no reason for me to write such a detailed review if the service had not truly been this poor.
⚠️ I strongly recommend avoiding any property managed by them.

Via koops woning verhuurd, helaas slechte huurder gekregen die over alles begonnen te klagen tijdens en na afloop van de huurperiode.
Ik heb de huurder meegedeeld dat er kosten van de borg af gaan, hier waren ze het niet mee eens en hebben koops gecontacteerd die leek het met de huurders eens te zijn dit terwijl ze de gebreken erkennen die de huurders hebben veroorzaakt.
Wel 1 maand huur + btw incasseren maar daarna heb je niks aan ze.
Aan mede verhuurders, doe gewoon zelf de krediet check (niet zo moeilijk, vraag contract op en verifieer bij werkgever) en hou 1 maand huur in je zak.

Very bad service. Deceivers! every possible way try not return deposit for the rented apartment. For all the shortcomings of the apartment at the time of check-out, forcing a tenant to pay, even if you don't do this shortcomings.
