This notary office is incredibly unprofessional, they are rude, there’s a lack of transparency, lack of ownership and they charge you extra money ie. fines for their mistakes.
The beginning
As a result of a contract, we were obliged to use this notary office for the deal, so unfortunately we had no say in the matter. This did not seem to be a problem at first as we needed a notary anyway, so for the seller to have arranged it, seemed fine. The selling party was a business, and apparently in the Netherlands it’s quite normal to arrange one notary to take care of their entire business.
This notary office was supposed to prepare everything concerning the purchase of our house i.e. ensure that they receive the deposit from the bank, PRIOR to us being able to sign the mortgage deed. Please keep in mind the mortgage deed would be signed AT their office, prior to the signing of this deed one’s not officially a customer of the bank providing the mortgage. One becomes a customer of the bank providing the mortgage once the mortgage deed is signed. Therefore it is the notary’s responsibility to communicate in a timely manner with the bank to ensure they receive this deposit.
Our contact person at the notary office was Mr Michiel Anneveld. The notary received all the information from us within 24 hours of asking, which provided them with more than 2 weeks time to take care of the deposit, and check if any information was missing. On the day of the signing, Mr Anneveld contacted me by phone stating that they had NOT received the deposit from the bank and if I would be so kind as to transfer this deposit, please keep in mind that we are talking about tens of thousands of euros, so not a small amount. I informed Mr Anneveld that I would not be able to, one of the reasons being that the bank has a safeguard where such large amounts of money cannot be immediately transferred. They do this to make it more difficult for scammers. Nevertheless, there would be a waiting time of a few hours and therefore we would not make it to our appointment and hence we were unable to sign the deed.
Please keep in mind that it is the notary’s responsibility to communicate with the bank in a timely manner. When I did try to resolve this with the bank, ie. the bank providing us with our mortgage, they informed me that as the deed has not been signed and processed yet, we are not officially their customer and hence they are not allowed to provide us with any information, not even faulty communication on the side of the notary. Now comes the best part, as the notary did not get the deposit, we were not able to sign the mortgage deed, and thus our appointment would have to be changed to a later date. They charged us extra money, a fine, that we would have to pay because they did not receive the deposit in time and had to reschedule the appointment.
To conclude, as a result of their incompetence, lack of communication with the bank and the mortgage advisor, they charged us extra money, and if we would not pay this money, we would not be able to sign the mortgage deed and therefore the purchase of our house would not proceed.
We paid their fine but I would never go back to this place. I know a lot of expats live in the Hague who will at some point in time need to hire a notary to take care of business.
Be warned, they are unprofessional, rude, there’s lack of communication and they will charge you extra for their mistakes. When they do make mistakes, you either have to choose to pay the fine so you can continue your business or enter into a legal battle which will take months at best or years.

Zeer slechte ervaring, worden veel fouten gemaakt, dossier is niet op orde, dossiers worden door elkaar gehaald (facturen uit het ene dossier, zitten in een ander dossier) en afspraken/toezeggingen worden niet nagekomen. Klantgerichtheid is ver te zoeken, eens, maar nooit weer!!
